About Shared Living in Kizunaya

Q. Am I allowed to invite friends over for a visit or stay?
A. Of course! In fact, we actually welcome friends of our tenants to come visit or stay. We believe that by inviting friends to our sharehouse, it will not only increase the connection between the tenants, but also expand our circle of friends. That way, new encounters, events, and values can be experienced in our shared community. However, only current tenants will be allowed reserve accommodations. (Accommodation also depends on the sharehouse’s availability, please consult us for more information).
Q. Can I use the shared living room and kitchen at any time?
A. Yes, you can use the shared living room and kitchen at any time. However, please try not to cause any inconvenience to other residents especially late at night. In our sharehouses, we often hold monthly parties, gatherings, educational classes, etc. in the shared living room. It is a special place overflowing with new encounters, adventures and experiences, as well as a communal space for continual learning and growth.
Q. Is there a curfew?
A. There is no curfew. You are free to enter and leave at anytime.
However, do keep noise to a minimal after midnight so as to not disrupt the other residents living in the sharehouse.
Q. How is the shared space in the sharehouse cleaned?
A. For several times a month, we hire cleaners from cleaning companies to clean the shared areas of the sharehouse. (Frequency depends on the size of the property, please consult the house representative during your viewing session for more details).
However, for the days in between the hired cleaning, residents would take turns cleaning the shared space. Unlike hotels, residents would often treat the sharehouse as their home, therefore cleaning and tidying comes naturally especially when living in a communal space.

About the Sharehouse Community

Q. I am worried about fitting-in to the sharehouse community.
Most residents living in our sharehouse are very warm, friendly and social people. Therefore, they would always make new residents feel welcomed.
However, to get accommodated with the community as soon as possible, it will be best to hangout in the shared living room and kitchen as much as possible for the first month to introduce yourself and get acquainted with your fellow housemates. By doing so, you will be naturally integrated into the Kizunaya sharehouse community in no time!
Q. How often are events held?
A. About once or twice a month, Kizunaya sharehouses will host events such as birthday parties, educational classes, food gathering, etc. In addition, residents would often create events based on their interests and everyone is welcomed to join! As these events are great opportunities to meet new friends and deepen relationships, do join these events as much as possible after moving in.
Q. What are educational classes?
Educational classes are workshops held at our Kizunaya sharehouses at an irregular basis every month.
Our sharehouses not only provides a vibrant and social living space, but also serves as a place full of new opportunities to share, learn, and challenge different things with one another.
Some examples of educational classes are: cooking lessons, confectionery classes, yoga classes, fermentation classes, coffee workshops, art classes, etc. Since the type of class and frequency depends on the property, please consult the house representative at the time of visit.
Q. Is there a connection between other sharehouses?
A. The joint activity among our sharehouses is operated by our company’s club activities department, where it is further divided into groups such as the futsal section, the table tennis section, the camera section, the bouldering section, the movie viewing section, etc. Furthermore, we hope expand the community within these clubs to not only within the sharehouses, but also to the anyone who is has interest in our activities.
The participation is free, so please feel free to actively participate in any club activities that you are interested in.
Q. What is the ratio of men and women currently living the the sharehouses?
A. Overall, on average, men take up 60% and women and 40%.
Q. What is the age range of the current residents living in the sharehouses?
A. They are mainly in their twenties and thirties.

About the Contract and Payment Details

Q. Do we have to pay for key money or security deposit? What is the initial cost?
A. Unlike typical rental contracts for apartments or condominiums in Japan, our company does not require any key money, security deposit, or brokerage fee.
However, there is an initial cost of 30,000-35,000 yen for both the administrative fee and the departure cleaning fee.
※Depending on the sharehouse, there are properties where one month’s rent deposit is required. (For details, please refer to the property overview.)
Q. Do we have to pay for renewal fee?
A. No, there is no renewal fee is required. Note that rental priority is given to those who can live in the sharehouse for medium to long term.

Q. Is there a cancellation penalty fee?
A. There is no cancellation penalty fee. However, a one-month advance notification is needed before you leave.
However, please be aware that a full month’s rental will be charged for your final month’s stay even if you decide to leave earlier than expected.
Q. What is the shortest time I can move in?
A. Due to the preparation of the required documents, it will take at least a week. If you are in a hurry, please contact us separately.
Q. How is the rent calculated for moving-in during the middle of the month?
A. When moving in during the middle of the month, the rent and common expenses will be calculated on a daily basis.
In addition, if you move in after the 20th, you are required to pay the rent and common expenses fee for the next month as well.
Q. How long in advance can I reserve a room?
A. You can reserve up to 1 month or maximum 2 months after the room viewing, but it varies depending on the property and the season, please discuss with the house representative at the time of visit for more details.
Q. What is included in the common-use expenses?
A. The common service fee will be allocated to electricity, water, gas, cleaning, repairs, expendable item expenses, internet, event planning, etc.
It also include consumables such as toilet paper, dishwashing detergent, kitchen expendables such as saran wraps, garbage bags, various cleaning supplies, and electrical expendables such as lights, batteries, etc.
The common service fee is basically fixed, but if the utility expenses becomes too high, additional fees might be requested. Therefore, we seek the residents’ corporation to save water/energy whenever possible.
Q. Is it possible to move in from overseas directly coming from my country?
A. If you are currently overseas and unable to visit us, you can still move in directly from overseas. You can contact us by e-mail or video call to inquire for details regarding our sharehouses and the moving in procedures.
Upon confirmation/reservation, please submit a copy of your passport / visa / alien registration card before the date you move in.
Q. How do you conduct screening for incoming tenant applications?
A. Besides credit screening, we also conduct qualitative reviews for personality, empathy for our sharehouse concepts, understanding of shared space living, etc.
Q. My desired sharehouse tenancy is full. Can I be placed on a waiting list until there is vacancy?
A. Yes, it is possible. However, if the waiting list long, we will pick the next tenant through a lottery system conducted at our company. Participants of the lottery system must acknowledge beforehand.
